Party Wall Agreement - Is there specific requirements/standard form

    Hi,

I am planning on building a single storey side and rear extension to my existing 3 bed semi detached house in Dublin. Our adjacent neighbour has built an almost identical extension right up to the boundary line having gotten permission from the person who owned our house before us. We are looking to build right up to the boundary aswell (i.e. directly off the neighbours extension wall). We have spoken to the neighbour on that side and they seem perfectly happy for us to do this so I am looking to make it formal and complete a party wall agreement.

Is there a standard agreement form or template that can be used? Or can anyone who has done similar PM me a copy of a template? I am not sure exactly how to word it and what needs to be included. Do I need to make specific reference to things such as foundations, type of wall, liability for making good any damage to neighbours property etc? Or is the agreement and the details included at the discretion of myself and the neighbour to agree the terms?

    Thanks,
    Kevin

See attached drawing showing my proposed house extended up to the neighbours existing extension. If anyone has advice on the contents of the party wall agreement it would be much appreciated.

Do you require a party wall agreement if you are building on your own side of the boundary?

Not sure actually, can't really find what the rules are for this but essentially our wall and there wall will be touching so we are both right at the boundary. I just figured it that would required a party wall agreement. I can query this with the DCC planner.

DCC planner won’t offer any advice on this as it’s a civil matter, not a planning matter.
