Plaster - Metallic Edging - Rust Problem

    I had a leak problem with my chimney - now fixed. Because of the leak, the metallic mesh / edging (I don't know the correct term for it) incorporated in the plaster, at one corner of the chimney breast, rusted and the rust stain came through the emulsion paint. I painted it since, but the rust stain appeared again.

    Is there any coating I can apply to it to suppress the staining? Or should I just sand it down, then paint over it and that will solve it?

    I suspect I should sand it down, to get the rust off it (the mesh is partially exposed), then apply some sort of a coating to it and then repaint. But I have no idea what coating to apply.

    By the way, I am 100% certain the chimney leak is fixed.

    Give it a light sand and then apply some oil based undercoat. Then reapply your emulsion paint. This should hide the stain coming through.
    If the corner beading is exposed you might have to put some filler on and lightly sand before the emulsion paint.

    Unfortunately if the leak is not fixed the problem may return.
