    Hi

We have planning to build a 4 bed house in Meath. We will go to tender shortly hopefully begin building in the next few months.

    We are wondering 2 things:

    a. If there are well-regarded builders with references able to build to passive or NZEB standards.

    b. If it is worth considering builders from northern ireland given the exchange rate today (and perhaps other factors too which reduce cost). Has anyone done this?

    A. Check the passive plus magazine
    B. If you pay their transport costs

As building a house is such a huge commitment in terms of time, money and energy, I would advise getting a recommendation from someone you trust for a builder. We built a couple of years ago and went through the whole tendering process. We didn't chose the lowest priced builder, but the one that we knew we could work well with, and that came with glowing references from more than one past client (we knew these people personally). We aren't that far from the border, and included a couple of NI based builders in our tender, but one wasn't interested in the commute, and the other wasn't competitive (rate wasn't quite as good then as it is now).
