Garage Door/Double Doors to side extension

    Hi,
    I'm currently planning a single storey side and rear extension to my 3 bed semi detached house. On the side extension it is intended to have a Utility room and a Garage/Gym room. It is planned that there would be access to the back garden coming from the front of the house through the garage and utility room and into the back garden. Would I be better to put a standard roller garage door on the front of the garage or could I put a double doors here?
    Are there any planning implications of adding a new entrance in the form of double doors as opposed to a standard roller garage door? Having a double doors would surely be better draught sealed than a roller garage door? Also it could let in some light for the purposes of using it as a Gym. With a double doors the room could potentially be converted more easily to a bedroom in the future if needed. Are there any security implications I need to be wary of? See attached image of proposed plan. Any advice on this would be much appreciated.

    Generally speaking Some LA’s don’t like the idea of double doors to the front / side when carrying out extensions. They give the appearance of an additional unit which they seem to dislike based on personal experience.

    A roller shutter may be cold though.
    If you go with the roller shutter then I would advise to initially treat the wall separating it from the utility as the thermal envelope and insulate accordingly while obviously allowing for future conversion and putting in a window or similar.

    Thanks for the advice. I'm just going towards the pre-planning stage of issuing drawings etc. to Dublin City Council for review so I will query the use of a double doors on the front to see if it would be acceptable.

    If not then would a garage double door that is clearly a garage door not a residential entrance be any better than a roller shutter door in terms of insulation or allowing some light in through panes of glass? See attached a few examples of what I am considering. Not these exactly but something similar, i.e. double garage doors with glass panes. I intend to use the garage as a gym at least in the short/medium term.

    What area of the city are you in?
    Have you been given a time frame for a planner to come back to you with their pre planning suggestions?

    In Beaumont, Dublin 9. I was informed that they would review and return with their suggestions within 2 weeks.

    Be interesting if they get back to you within that time frame.
    From my experience it won’t happen, BUT there is a bunch of new planners so they may have quicker turn arounds now.

    Hi, just an update on this as you requested one: I submitted my original files to the planner on Monday and just received their comments back there so a fairly quick turnaround. Most of the comments seem very reasonable and they haven't made any overly demanding requests. However they did state that: "[font=Calibri","sans-serif]It would be preferable for a slight recess/set  back off for the  side extension to differentiate from the primary house block c.300-500mm"[/font]

    This is standard enough I am sure but the neighbour to our right does not have this. They built their side extension (garage) directly in line with the rest of their house. However they did not go for planning as they were under the 40square/metres. I don't want to say 'well they did it so ours will match up to next door' if it will land our neighbours in trouble for not going to planning if perhaps they should have. I will probably just recess as requested. 

    As it happens in the past few days I have made some changes, eg. changing the rear extension from butterfly roof to flat roof and widening our front vehicular access so I will reissue the drawings with these mods.
