Rezoned lands

    Hi. I recently had some land rezoned in a very good location. What I was wondering was is it much more valueable if I applied for planning permission and then sell it on? Also, what is involved in getting the planning, ie, is it mainly the architect who would oversee it or is the quantity surveyors, engineers etc to all contribute to it. Also, any rough ideas of what it would cost, is it per house or an overall price? The services are very close ie mains water and sewerage. Thanks.

    Not a lot of point in getting fpp, if you go for opp it is less expensive and leaves the purchaser the option of what to build exactly. If you have residential zoning, services and sight lines you should get a good price.

    The sight line issues and the local needs rules are, in my opinion, going to make it pretty much impossible to build anywhere other than a 'hub' or village, (which must be where you are to be re-zoned) which is of the course the object of the exercise, and in many ways desirable. However irish roads are frequently not straight and if you cant get the sightlines the coco is not going to do anything about the roads for which they are responsible to make them more accessible.

    Also, all those semi-derelict and run down cottages tend to be on minor roads, which are mostly anything but straight, but on the meanest one lane boreen you still have to have 70m each way sightline.

    It also begs the question of how in gods name anyone gets land re-zoned these days - the logic of some of the existing zoning is a bit hard to fathom, but it is written in stone apparently.

    No prizes for guessing which department (in four different counties) I have been dealing with for the past 6 months!

    Hi looksee, thanks for the reply. The line of sight on the road is not an issue, there's no old buildings on the land or anything like that. What I was wondering was, is it worth spending the money on getting planning? Is the difference between rezoned lands and land with planning much?

    You can only figure that by going onto daft and looking at prices in the area. There are so many variables it would be hard to come to any sure conclusions otherwise. If it is zoned residential I think I would not bother. It does establish that pp is gettable, but with sightlines, sewage and water and zoning sorted I don't think it would make a difference. I would be interested to hear other opinions though, this is only layman stuff I am no authority.

    Edit, you might have a look at the local plan and see if there is any pressure on the local sewage and water supplies, but you don't really have anything to gain from doing it, the buyers should do it themselves, or get a surveyor to do it.
