Good evening.

My partner and I are at a very early stage in the long process of self build. So early that we are only researching the possibilities. Neither of us have any experience in building nor the legal side, including planning.

We have ideological ideas of how our house should look and feel from design to layout.

We expect our downstairs to be a rectangle with open plan kitchen, dinning and sitting room (large space) with 1 utility and 1 bathroom, office room and storage room. Up stairs, 3 un-suite bedrooms.

At this moment, we would like some opinions on the cost of such a house like this - Please note, we both have rather well paying jobs including other streams of income. We may be able to produce a strong budget but nothing extraordinary.

in Ireland, should we mange to be granted planning when we reach that stage. In terms of planning and this design being quite un-ordinary in Ireland, how difficult would it be to receive planning for such as linked. We understand it depends on location but we are only now speaking in general terms at this point.

We are only researching to see what our options and possibilities are.

from my experience its easier to get planning for a modern contemporary design (like the attached)... than a gauche design-less block such as this.

obviously it has to be designed to suit the site, but ive found planners to be much more amenable to modern designs than ones which are clearly against rural design guidelines.
