    I'm looking for snag list services for a new build in Clane too. I'll be getting some info later this week from a friend who just had a private company snag their new build in Maynooth. I'll can post here but if anyone has any advice in the meantime, great!

    Sorry to hijack the post but how important is it to get a professional to snag a new build? What will they spot that an unqualified but trained eyes could spot?

    I assume the building's structural set up is signed off separately as part of the new build phase.

    I am being quoted varying amounts, €195 - €350, would €350 be normal for an apartment?

    theres no normal really, some charge by rough size of building, some charge by the cost of the time they think they will be dedicating to the task. apartment or house, if a snag takes a day, it takes a day.

    Some people might require lowest cost and are happy for some guy to come in for an hour and just go through the motions to satisfy any boxes that have to be ticked.

    IMO, Its definitely a task that should not be half assed, so pick someone that has been well recommended, regardless of cost (within reason).

    If you are good at DIY/engineering you could do it yourself. If you struggle with Ikea stuff get someone to do it for you

    I would imagine a professional snagger would save money down the line but don’t expect them to cover everything. In my own story I was pretty surprised to see the snagger missed checking if the hot water system was wired and functional. In my own case he also missed significant holes in walls that were causing major draughts.

    I would get two snaggers. A maker and a checker.

    Remember, this is a huge purchase, so there are two reasons you want the second independent snag. Like any professional service, you want
    the professional service itself,
    and you also want the comfort of their professional indemnity policy.

    If snag one doesn't materially match snag two, then someone is in trouble. Big trouble.
