Buying a 2nd hand house with planning permission granted

    Hi,

    I'm looking at buying a house which has planning permission granted (Sept 2013). I understand that the permission should be valid until Sept 2018, however if we were successful in buying the house, what types of things could we change in the existing planning permission without having to start the whole process again?

    It's a standard 3 bed semi, permission is for converting garage and an extension out the back. It also has permission for new bay windows and velux at the front in the attic, which am not sure we'd want to go for.

    .......works which affect only the interior of the structure or which do not materially affect the external appearance of the structure so as to render the appearance inconsistent with the character of the structure or of neighbouring structures;

    Just a quick one on your potential purchase, has the full planning permission added to the price of the house or does it just make it more of a desirable purchase over the same house type without any planning permission?

    Yeah.. guessed it'd be something like this. I guess that the only way we'd know for sure if our planned changes require new planning is engage and architect/etc and talk through what we want to do with the house

    I don't know that it's increased the asking price much - we've been looking in the same area for a while and at a few houses and it's around the same ballpark price for properties in the area. It just makes it a bit more attractive that the current 3 bed semi layout can be updated, and provides some inspiration on what would be granted via planning.

    That said, the property as it stands is in decent nick, better than most of that era we've seen near it.
