Tender Templates/Examples for Extensions

Hi, I am looking to start compiling my own tender document for works to complete an extension on my 3 bed semi detached in Dublin. Does anyone know if there is a standard layout or template that can be used for the tender? I would have expected that there would be loads of completed tenders available online as samples/templates but am struggling to find any useful ones. Would anyone have a sample tender or know where some might be available?
I'm looking to determine the best general layout, what program is best to use (Word/Excel), should works be separated out in the tender by trade etc. Any advice or samples via PM would be greatly appreciated. Thanks.

Usually the QS will control tightly the circulation of these.
All that you have in the pibkic domain will be Home attempts that people made during self builds.

I done mine on excel though. It easily allows you to see projected costs and compare to budget available.

Ah I see, I was wondering why there were so few completed samples online. I am a Project Engineer so I would be hoping to complete the tender myself and have a friend who is a QS review it.
I've completed numerous tenders for my work in the pharmaceutical industry but naturally the projects are quite different to building a house/extension so I'm trying to determine the best layout eg. break out the works by trade/type (civil/electrical/plumbing etc.) or by area of the house (kitchen/dining room, utility, bathroom etc.)
I will proceed with doing in in Excel as you've suggested as this is the easiest way to compare and change figures quickly with automatic calculations.

Can you ask your QS friend for a template before you start?

Yeah I will, he is on holidays till next weekend so he might not have access to it but maybe he can send me something. Also 'friend' is probably a bad description, he's a father of my girlfriends friend so don't feel close enough to ask for too much of his time :P

What level of detail should be included in the tender with regards to the specification of materials? I suppose 'the more the better' is the obvious answer but typically should the tender state the exact materials and sizes to be used?

For example would it be sufficient to state the following accompanied with the relevant drawings: "External insulation to be supplied and fitted on all external walls of house including extension. Total external wall area less windows and doors = 90sqmetres."  Or do I need to specify the type and thickness of the exact insulation to be used?

Hi if you’re a project eng for a pharma company. Open up your own companies spec for your cladding and glazing and see how many pages are included. Don’t confuse a bill of quantities with an architectural specification.
