    Dear Sir / Madam,

further to our previous e-mails we still haven't had any contact from anyone in Irish Water regarding our requested meeting on site in Brookes Mill Prosperous to agree what upgrading works are necessary to upgrade the existing sewage pumping station to Irish Water Standards. As you know we have made repeated attempts to make contact with Irish Water to arrange this technical meeting but apart from your one reply we have not received any communication in return.

The pumping station was installed by the original developer of Brookes Mill (not our client Bilberrylane Ltd.) without express planning permission to do so. Kildare County Council consider this pumping station as unauthorised development and have issued a number of warning letters. We (McDonnell + Dixon) have had extensive negotiations with Kildare County Council regarding the pumping station. They have instructed us to make a planning application to retain the pumping station. However, Kildare County Council have insisted that the pumping station be upgraded to meet with current Irish Water Standards before they will consider any application for retention.

In addition, our client Bilberrylane wish to make a planning application for a further seven housing units within the Brookes Mill development in lieu of previously approved residential / commercial / retail units. This planning application has been discussed with Kildare County Council but again we cannot make this application until the issue of the pumping station is resolved. As detailed in our previous e-mail our client has undertaken a considerable amount of work on the estate and is now actively selling houses as such the resolution of the pumping station is critical to the completion of these sales.

As you can see our planning application for retention of the pumping station, our planning application for an additional seven housing units and potentially the sale of houses in the estate are all dependent on having the aforementioned technical meeting on site with Irish Water to agree upgrading works. Without this meeting we cannot move forward, our client cannot complete their desired works on the Brookes Mill Estate and are at a financial loss as a result.

A meeting with Irish Water (along with Kildare County Council, EPS and McDonnell + Dixon) on site to agree the pumping station upgrade works is critical. We need to speak urgently to an Irish Water technical representative to arrange this on site meeting. We can be contacted at any time on 0872560430.

    Yours sincerely,

    Alan
