I am looking to convert a 2 storey house to a commercial unit downstairs (ppharmacy, pending planning permisssion) and convert upstairs to apartment
overall floor area 1000 square feet.

I know it can vary alot but could anyone give an estimate or even a vague ballpart as to how much that would cost?

    Thanks

I know you're trying to save yourself going too far down the road before turning back, but you're right, it's almost impossible to give a rough ballpark as it depends so much on how and where you're doing the conversion.

Don't forget to also factor in costs relating to Building Control (e.g. Fire Safety Certificate and Disability Access Certificate) which are likely to be required for work like this.

A meeting with a local architect or engineer will be money well spent and will help you to make your mind up as to pursuing this further.

Before you even lay a block, budget about 8-10k for planning, fire cert and DAC fees.
