    I was approved planning back in 2003 and completed the house not long after. As much as i loved the house at the time, its now out dated and the building regs back then are nothing compared to now. Ive been in these new super insulated houses with state of the art heating systems, south facing and air tightness and the comfort compared to my own home is night and day.

    What my question is, my location is in the west and ive checked the county council web site and its under strong urban influence, so anyone wanting planning will to have strong connections to the area.

    There is a site very close to me, on the same road and only a few fields away. It was approved for my aunt(through marriage) just a few years ago. Now she has moved away and wont be returning, what are the chances of me getting approved to build this house if i was to purchase this site. You see, ive been thinking of selling my house for sometime because its outdated and dont have the money to upgrade however seeing as this site might be coming onto the market, it would be ideal for me if i were to sell however would i be valid for local housing need even thou ive had planning before in this area.

    Generally the rule is that if you own a house in the local rural area, then you don't qualify for local needs anymore (you've used up your chance). However, there may be a knowledgeable planning consultant in your area that could advise as to how it could work for you. I've seen it happen where a family have sold one house and built another with planning permission in the maiden name of the wife. I was amazed that nobody objected, but it went through unopposed.

    Could you not completely renovate your existing house to modern regs?

    I mean people in the area. Neighbours etc all knew what was happening, and I thought someone might object to council.

    Council do cursory checks into applicant as far as I know, but if someone makes a statement that they have never owned a property in the local area before, and records in the maiden name uphold that, there may not be any reason for council to suspect otherwise.

    Have you considered kceire's suggestion to upgrade current home to current regs?

    I would love to upgrade my home however it would cost 10s of thousands that i dont have. If i sell, 300k, site 25-30k and build with the rest. Id have a brand new home to current building regs instead of getting into debt of 10s of thousands. Upgrading the insulation and heating system would be a huge outlay and i dont think id even get the house airtight without stripping right back the fulll house.

    are you sure you will be able to get 300k for your house. you say its outdated and in need of a huge modernisation.

    YEs, same houses in the are sold for this sum and mines would have better unspoilt views and the houses would be very similar. When i say outdated, its more the 2003 regs, windows, insulation, long hallway dormer, draughts etc.. The house still looks in good nick, great area but it aint on par with these new homes ive recently been in.

    ok . if its a reality then its viable. lots of people think their home is a mansion and really sought after.
    funny story. I was helping a woman get ready to sell. just fixing bits here and there. she had a very high value in her head. 2 separate people came to look at it and basically wanted it for a site and the lovely view and that the house was to be knocked. they were right . cheaper to rebuild. guy who bought it knocked it

    Will it meet your needs?
    300k disappears very fast when you take out contributions, connections and professional fees.

    Then the cost to meet current regulations.

    All this after you have paid for estate agents, solicitors for selling and then the architect for planning process.

    You need to sit down and do some sums to make sure it’s viable.

    I totally understand about expectations some people value their homes. This house was well kitted out from 2003-2008 with good spec materials. I was even thinking it would fetch more however i would be happy between 275k-300k for it and i know it would fetch this. The site is an excellent site and well maintained.

    How much to build the new home, well, ill be actually downsizing. I also worked in a house recently only 5 mile away and this cple finished it for 185k for a 5 bed house nicely kitted out with a large stone wall outside and an interior stone wall inside. Me and most of my family have worked in construction for 4 decades ranging from ground workers, plasterers, roofers etc.. and i know id come in on budget and have some change left from the 300k.

    One question i have about areas under strong urban influence. Do these areas change from under strong urban influence to not USUI and if so, when.

    Weve identified another site on daft and checking the county council site, this area wouldnt be classed as USUI. We are thinking of purchasing and maybe change the house design. Would the council allow this even thou i already own a house.
