Planning permission - change of use

    Hi all,

    I'm thinking about changing my current business to a bigger premises. All the premises that are available have permission for use as a retail unit. My business is a clinic so we're technically not a retail business.

    I'm wondering will I need to get planning permission for change of use or can I trade out of a retail unit? I've googled and googled to find an answer but to no avail!

    You will need planning, a fire cert and a disabled access cert.
    You need to engage an assigned Certifier.

    Any idea of a ball park figure on how much this would cost? The premises I'm looking at the minute is 56m2.

    currently in the middle of same process. planning and various certs are costing me € 8000 and took approx 6 months. biggest issue for me has been fire certs, seems things have gotten more difficult since tragedy in london.

    The requirements haven’t changed but they are indeed looking at the materials quoted a bit more detail. The biggest problem is staffing levels and nearly every fire cert is getting an extension of time added onto it from Fire Prevention side.

    What kind of clinic?

    Retail is quite broad a term. Refer to the existing approved planning permission

    Hi Mellor,

    It's a Physiotherapy clinic. Meeting with an estate agent tomorrow morning about the premises. At the minute I just know it's zoned retail - open plan retail unit downstairs and office space upstairs.

    I'd consider a physio to be retail personally.
    Check the details of the local council development plans or similar. Take the estate agents advice/opinion with a pinch of sale.

    A Physio Clinic would be considered medical / health service under the classification below therefore in Class 8 of the Part 4 of the regulations therefore requiring a change of use. As opposed to Class 1 'use as a shop'

    CLASS 8 Use—
    (a) as a health centre or clinic or for the provision of any medical or health services (but not the use of the house of a consultant or practitioner, or any building attached to the house or within the curtilage thereof, for that purpose),
