Floor area and height of outbuilding for planning purposes

    I'm considering various forms of outbuilding for non-habitation and am considering various designs both inside and outside exemption limits.

    But how is the 25sqm floor area limit calculated?

    For example, this:

    The footprint is 6mx4m (24sqm).
    The internal floor area is about 5.5x3.4m (18.7sqm).

    Obviously if it's the smaller area I could go quite a bit bigger, maybe 7mx4.5m.

    Also, how is covered but open space considered?

    For instance, this structure has about 1/3 open space (the carport part). Is that considered part of the floor area or not?

    Finally, how is the 4m height limit calculated on sloping or uneven ground? Is it from top of slab to ridgeline, even if the "down hill" part of the slab is slightly raised?

    Floor area measured inside the external walls.
    Height is measured from the ground alongside it. So in sloping ground you would have to be under the 4m on both ends of the building.

    OK, so the recommended approach is presumably to lower the ground level at the higher end so the slab is level with the ground all around rather than raised?

    Carport area is counted towards the total area.
    It’s similar to a porch canopy over your front door. If the area of the roof is 4 Sq. M it can be considered exempt.

    Be careful about lowering ground levels, as anything level change over 1m I believe requires planning. The height can be measured from adjoining land levels also, so if you get a complaint and you’ve lowered your ground level, the height can be measured from your neighbours level of close enough.
