Seeking planning permission to rent annexe

    Hi All, currently looking at purchasing a house with a pre existing annexe building at the bottom of the garden - not attached to main house, separate entrance. The building currently has 2 rooms, main room with a toilet and basin off it.

    From looking at the rent a room scheme I thought it would be possible to rent the annexe for residential purposes eg student accommodation. However, I think that this would involve applying for planning permission.

    Can anyone advise how likely this is to be granted or how likely it is that I will be able to rent the annexe?

    It will not be granted planning permission.

    Could you please explain why not? Is it possible to rent it without pp under the rent a room scheme etc??

    Planning for a habitable extension reds it to be connected to the main dwelling.
    If you plan to treat it as it’s own entity, then you need to comply with al the other requirements such as private open space, parking, over looking etc

    You cannot rent an uninhabitable space legally.
    What you have currently is a garden shed.
