Case V rental (residential) cap allowances

What is the correct treatment of Case V rental capital allowances on a residential buy to let when the property is sold?
Does a balancing charge computation have to be done?
How would these be achieved in reality - Cost base easy to ascertain but what about sales?

Theoretically yes, a computation should be done, but how likely do you think it would be for a balancing charge to arise?

Would you buy a 3 year old fridge/sofa/bed for >62.5% of its original cost?
