    Hi all --

Buying a house and would be delighted if you could help me to ballpark the cost of bringing it from builder's finish to final (135 sq metres / 1,460 sq. ft.). House is in Clare:

I'll need to do the following:

    - paint all walls and ceilings (can do myself)
    - buy all tiles for WC's, kitchen & utility
    - floor downstairs (80 m2)
    - furniture
    - curtains for 6 windows
    - blinds for 6 velux
    - 1x bath, 2x shower trays & doors
    - carpet for stairs
    - I'll need tradesmen for all bar the painting

I appreciate that you can go as high as you like. I just want it to be decent - not cheap, not top of the line.

Any assistance with some rough numbers would be hugely appreciated.

    Thanks,
    Con
