Planning permission for new build when you have a house

    Hi all,

    I have a holiday home (bought when I was living overseas) and would now like to build a house in the village I grew up in. Have a site just outside the village, in Clare.

    Just wondering if the fact that I already have a house -- albeit a holiday home -- will/can pose a problem for getting the planning?

    Is there any way you could get a site within the development boundary?

    Afraid not as it's a free site from within the family. Appreciating that PP is case-by-case, would the fact that I have the house be a major obstacle or manageable?

    What’s the zoning? What does the development plan state?

    Is there a returning Immigrant clause in the Clare coco development plan i know there is in the mayo one.

    If someone owns a house and lives in it, is this a major problem for them if they want to build a house somewhere else in the same county.

    Yes this is often the case outside of development plan settlement boundaries
