Construction - cost of new build inflation

    Got plans drawn up in late 2015 for a green field new build, hope to start construction March next year.
    Architect is worried that the rise in construction cost will impact on the budget. Possibly a how long is a piece of string question but roughly by how much have costs risen. Is it a case of materials and labour have both gone up?

    well wages haven't gone up since the slump, and I don't think materials have risen really that much, someone is making a killing though!

    Depends on location.

    Wages climbing in dublin.
    Trades are starting to pick jobs they want.
    Materials on the rise month on month.

    working on a 12.5m school in the office at the moment. The QS has inflation at 7% in his stage 2b report . I think the departments procrastination costs them 850k this year.

    Materials have generally gone up 3-5% every year without fail. Anyone actually buying these items will easily confirm. Timber, cement and insulation have seen the big rises every year. Insulation has increased by double digits this year alone. Wages on the ground took off last year in Dublin with good staff looking to capitalise. The government have recently agreed to a 10% labour wage increase as part of the new labour agreement system for the industry but it needs to go in front of the Dail for approval. As soon as it does and it gets commenced, prices should jump up to reflect.
