Oiled hardwood floor vs varnished hardwood floor?

    We are in the throes of planning a kitchen extension and revamp.
    I am determined to get the floor right (after years of crappy tiles). We are considering installing underfloor heating and hardwood flooring on top.
    Oiled floors look very nice but I am wondering if they are hard to keep clean? Does anyone here have them?

    If your town or city based , don't have big dogs and small kids you could go with the oil finish, there will be ongoing maintenance/ re oiling of the floor, but nothing looks better. If your varnishing use oil based polyurethane for the toughest finish, it will darken the floor similar to an oil finish but is tougher than water based polyurethane.
