Hi, as the title says currently building new house and all over the place with electrical side of things. Was just trying to figure out what would you consider essential to put in place in terms of smart technology and automation in a new build. Thanks.

Plenty of other threads already covering this topic on this forum. To start with check those out and then come back with any questions. Here is a good one to start with, right on the front page:

Yes there's a good few similar threads, we don't want to get into the situation as per the intruder alarm thread where we start from ground zero everytime.

But by all means come back with specific questions or jump on the other posts.

In Ireland today, first time buyers tend to go for new builds. This is because existing housing stock has been subjected to massive manipulation by the government in order to keep it beyond the reach of first time buyers. Before 2009, anyone who wanted to buy a house, set out to buy a house, there was no reason to be locked out of the 99% of existing housing stock and join a queue a mile long (literally) to see a new house.

If only the government could be persuaded to undo everything it has done since 2009, we could resume the housing crash and have 200 billion euro less on the national debt. Houses that presently cost 400K would cost 200k and still be plummeting.

Perhaps the government needs to be told we don`t want to be able to borrow more to pay for their bubble. We just need them to take a pin and pop it. Restore the true value of existing housing stock please.

Well done in not answering the OPs question in the slightest.

To the OP, my suggestion is running as much CAT6 around the house as possible. Try to get at least 3 on each floor and two to the front and back door for security and doorbell.

I also put cat6 to each corner of the attic for POE security cameras.

So long as you have decent WiFi everywhere you should be fine. Consider devices will either be battery powered or POE.

Check Undecided By Matt Farrell on YouTube. Hes building a smart home from scratch. Plenty of other YouTubers there too.
