Retension Planning permsission

    Hi Guys,

    Over the last three years i built 2 small sheds on my property (to the rear and under 25m2,height compliant etc) i believed they didn't need planning permission as they where both small (one is 24m2 the other about 15m2).. I started to build a timber tree-house recently and my nosy neighbor has now lodged a complaint to the local council regarding all 3 structures..
    After a bit of research i have now found out that i was only allowed to build a max of 25m2 without planning permission and thus one of the sheds and the tree house are non-compliant??
    My question is this - Can i assume one of the sheds doesn't need planning permission as it meets all the criteria for exemption and retrospectively apply for retention planning on the other shed which is fully built and the tree-house which is at an early stage only??

    But really who ever prepares the drawings will be able to advise

    Yes, drawings, maps, site notice, newspaper notice. The full works required as it’s a standard planning application only you pay a higher fee (102 V 34).

    I believe you will need to get retention for the two completed sheds and the portion of the tree house constructed and planning permission to complete the tree house.
