I can't seem to find an exact answer. I'm asking for my mam, she applied for hap and is still awaiting paperwork from her LL, she recently lost her job and is hoping to know how much she'll be paying so she can budget. She is on SW which is €192pw i think? The monthly rent is €884, and she is in the Fingal area. She lives alone.

    Any help greatly appreciated, thanks.

OP, I've moved your thread to State Benefits where you may get a better response.

It's the same as differential rent for social housing. A minimum €35pw.

Do you know or have a link to the exact percentage? Someone told me it was 10% of the total rent per week

12% of the total income per week for Fingal, no links, a councillor told me on Saturday.

Her HAP limit is only €660 in the Fingal area for someone living alone though so she may have to make up the difference between the limit and what her rent actually is.

I used a search engine and inserted Fingal HAP rent and got
    http://www.fingalcoco.ie/housing/social-housing/hapinformation/
There is a minimum differential rent regardless, set at €35.

I don't know if you mean specifically for Fingal (I'm not sure of their rules) but this isn't true across the board. I pay €27.

OP, best bet is to call the council. Any I've had to deal with have been very nice and will give you an idea.

You'll also need to confirm that it's okay for her to make up the shortfall over the limit.

Thanks I'll get her to do that. Hopefully they will let her, it seems unfair to have the caps so low when rents are so high! As it is she's extremely lucky to be paying as low as she is, her neighbors are paying above €1200

The limits are quite low everywhere, but it's better than the rent supplement system where the limit was the limit and if you were paying over it you couldn't apply.

Community welfare officers have the authority to raise the limits in certain areas including Fingal for rent allowance. Might be worth going to see your local CWO.

Jumping in with a query as I started a thread but have had no replies. My mum had been renting for some time and paying rent in full on 1st of the month, no issues. She then qualified for HAP and the letting agent/landlord signed all the paperwork etc. She paid the rent in full for November as she wasn't aware when it would kick in. The following week deductions started from her SW allowance. She was then informed that a pro-rata amount has been paid to the letting agent for November's rent. So in effect, they've been overpaid. They now want to offset that against December rent, and charge her the difference! So she'll have paid rent in full for November herself, they've received almost the full amount from HAP, she's had deductions for 3 weeks in November and they still want her to make up 'the shortfall' going into December. Can they enforce that? The council have been very clear that the pro-rata payment is for November rent, so they should not be using it to pay December rent. We were advised (by the council rep) that this letting agent has many clients in receipt of HAP so are well aware of how it works.

HAP is paid in arrears. If the lease is set to pay in advance, unfortunately, there is some 'overlap' in the first month. I'm not sure if you can claim it back at the end of the lease (since HAP agreements are for two years minimum the situation might not have even come up yet).
