Replacing Existing Dwelling

    My query:
    If taking ownership of an existing property, which has an existing Irish Water connection is there a fee applicable once a new house is built on its footprint? I intend to demolish the existing house and then replace it with a newly built house. I wish to know what are the implications regarding Irish Water connection fees in doing so. Is a connection fee applicable in such an instance?
     
    I would be grateful if you could clarify this matter for me. I am not looking for an exact costing for the process but rather to know if a fee is applicable or not since the connection already exists. I look forward to your response.

    Hi bellomax,

    Thanks for your query and apologies for the delay in getting back to you.

    If the new property is the same size as the one its replacing, there would be a small Works Fee, as the connection would have to be inspected by the Local Water Department.

    If the new building is significantly bigger (floor space) than the one it is replacing, depending on the Local Authority, there could be an infrastructure fee involved. The fee is calculated by the mechanisms applied by each Local Authority on 31 December 2013.

    Many thanks for your reply. I really appreciate the information. The new property is larger 
     
    existing building (bungalow)                      - 1440.45 square feet
     
    proposed new building (total)                     - 2835-40 square feet
     
    ground floor of new build                       - 2018.50 square feet
     
    Can I assume from these figures that 'a small works fee' is not applicable in my case?
     
    Based on these figures (size) above I would be grateful if you could provide me with a breakdown of the infrastructure fee applicable  for a situation such as I have outlined located in the Cork County Council area.

    Thanks for your message and for the information you have provided.

    In this instance, a works works fee should not apply to your application. At this point, we do not provide customer's with a breakdown of the infrastructure fee as surveying and review of the works required would need to take place beforehand.
