    What happens with a sale when the sell price is less or more than a valuation?

    Is the LTV rate that the banks offer always based on the sell price?

    Why wouldn't it be for example when someone is buying out a share of a house? There are cases where valuations come in lower than sales price

    Fair enough, although that would presumably be declared as "not full market price" on the stamp duty return.
