    hi all, my partner has recently become a landlord and she has a question; she is reviewing her statements and sees her rental incoming but notices that letting fees are being charged plus 23% VAT. Is it possible for her to reclaim this VAT and if so what does she need to do? She is not VAT registered at present. Thanks for any advice.

    No. There is an opt in option where vat is charged on the letting and then you can claim inputs relating to the property.

    If you still want to proceed, get a form TR1, depending on the rent levels you may have to file returns every 2,4,6 months and an annual return.
