Dormer attic conversion, Planning.

    HI All,
    we are moving to a new 3 bed semi d in D7, Navan road in the next few weeks. We want to add an extra bedroom in the attic with the addition of a dormer. Some of the neighbors already have dormers but they don't build them over the existing back wall, so not utilizing the full potential of the roof space.

    My question is why not, are there planning or build issues with doing this.

    Dublin City Council area.

    You'll need planning. And precedence. Over-looking will be a concern. Arch/Eng will advise on fire safety building regulations and structural upgrades to ground/first floor levels..

    You need planning for both options.
    Building out to the back wall and stopping short both require planning.

    Most likely not done because the cost to do and the space you gain are not worth while.
