Land purchase query

    I know this is one for a solicitor but as it's the wend and the above is unavailable what's your thoughts; I was looking to buy a but of ground. Some is registered to a folio but most is not. What's the impact/actions to take?

    As you say it's one for your solicitor but it depends really on what the situation is with the land that's not registered in the land registry. On one end it could be clean Registry of Deeds title which wouldn't really cause huge additional complication provided maps ok other than need to register it in the Land Registry. Or it could be some kind of hand me down adverse possession never transferred title in 5 generations thing. Or somewhere in between!

    Certainly don't think should turn you off trying to buy it - but your solicitor won't really know what the story is going to be until such time as they get title docs from the vendors solicitor after sale agreed. And still time for you to decide not to go ahead then if it's a mess.
