Booking deposit before letter of offer

We've seen a house we love and are looking to place a booking deposit. But we haven't got back a letter of offer yet for our application. Has anyone else gone through a similar situation? I'm afraid we won't have time between the stage when the contractor would want to proceed with contracts and when a letter of offer comes through.

The booking deposit is refundable up until a contract is signed . Once the booking deposit is paid, it can take a few weeks for the contracts to be issued, so you should have another few weeks to get the loan offer sorted.
