Changing Architect

    I am thinking about changing Architect due to several factors. The main reason is that we are 6 months behind schedule despite paying fairly high level of fees. I was wondering in terms of terminating the agreement what is the normal arrangement. We are going to pay for all work done to date for what it's worth. The question that I want to know is whether we can get another architect to draft drawings using the plans that are submitted for planning or does a completely new design have to be produced?

    Hello, slightly related question.

    We are hopefully at the end of our planning permission and would like to walk away from our architect as soon as we (hopefully) get it. What are the pitfalls to doing this? Is there anything specific or essential that I should request from architect when we meet up for the last time?

    note: He probably won't be happy to hear he's dropped and that we probably will go down the route of using a QS and/or engineer.

    The current architect will probably refuse to give you the digital copy of the drawings.
    He will likely make up some BS about not supplying the file due to fears of someone altering them later and him being held liable for problems that arise.

    A new architect can recreate the digital drawings from printouts you have but will charge for it.

    You should consider getting an architectural technician instead as they will be cheaper and the design elements are pretty much already done by the completion of the planning stage
