    Myself and my partner have found the site of our dreams and have the money ready to buy it...
    We intend to build a lot cabin.
    We havent applied for planning yet... because the owner of the site has told us that her son applied about 10 years ago and was refused for 2 reasons
    1. The house he had planned was huge.. and wouldn't fit in with the area.
    2. The one were anxious about... the entrance. You would have to remove signifigant amount of hedgerow and trees to have a line of sight at the entrance.
    So my question is... is there any way around this? Could the hedgerow somehow "dissapear" before we buy this site? Or could we go ahead without pp and what would the consequences be?
    If anyone would like to see the previous applicants p.p refusal I have it and can email it on. Any advice would be greatly appreciated.
