Possible to Separate house with Granny Flat into 2 Separate Units?

    Hi Guys,

    Looking at a 3 bedroom house with an annex/granny flat built on the side.

    This has its own separate entrance and has 2 bedrooms, living room, kitchen and bathroom.

    Just wondering if you bought this could you convert it into 2 separate units easily, ie could I live in the house and rent out the separate building as a 2 bedroom apartment?

    I'm assuming you might need to apply for planning permission for the change, would this be somthing that is likely to be readily granted?

    Any advice would be much appreciated!

    Most probably....no.

    Only chance is if the granny flat meets all the internal space requirements for a new house (bedroom sizes, living area sizes, etc.), and, external space requirements for a new house (private open space, off street parking, etc.)
    ....and....
    If there is sufficient remaining private open space and off street parking to serve the existing house.

    If the site is very big, then it may be worth looking at/investigating further.

    I have seen it done recently here in dublin.
    But the works involved a large extension to the granny flat in order for that side to meet the minimum requirements for a house. Also the site was large enough to allow for private open space to both and parking to. Oth.

    If your thinking you can simply leave the granny flat as is, and sub divide, then no, I am pretty confident you will not get planning for it.
