Cost of do er upper help

    Hi I'm hoping someone might be able to help me. Hoping to put an offer in on a hse in the next week.
    House is 140. Terraced on the street with back garden in a rural area.
    I think the price is reasonable enough it's the cost of renovation s that is making me I'll already. It's so hard to estimate them. I m hoping 20 k would go a long way and then do rooms bit by bit.
    I have a structural engineer checkinh out the hse next week. There is damp inside the back door and I'm worried it s gone into the joists.
    The work I'm planning on doing is
    New kitchen / appliances tiles. Dry lining back wall
    New Windows at back of house _ quoted approx 4800 so far including patio door and back door
    Ripping out old dininh room stone fireplace which runs along the whole wall into a corner unit
    New bathroom needed
    Carpets painting etc in every room in the house eventually
    Q.1 will the engineer have a good idea from visual inspection if it has
    2.any idea of how much dry lining one wall is
    3. Cost of ripping out old fire place

    Am I crazy to think I can get Windows kitchen and dining room and sitting room renovation s for 30 k
    I can send on pics if Any one wants a look

    Have you checked that the wiring and the plumbing are ok?
    I don't know about the cost of dry lining one wall, but it won't cost much to rip out a fire place. In fact, I'd imagine you could do it yourself!

    I suppose what I meant is that I don't think it's really a specialist thing, so it shouldn't cost you much. We got a room dry lined recently, and the man doing it (and the person helping him) just pulled it out as they were getting the room ready. It only took a few min

    Just saw this post now. Only moved in four weeks ago and total costs of renovations was just under 50000.

    Seems a lot if it was for what you quoted in your opening post. What works did you get done for the 50k?

    It actually ended up being around 60 k. Insulation. Complete gutting. Heating upgrade copper pipes removed. Slabbing. Windows and doors in back of house (around 4.5 k) kitchen, tiling, bathroom and painting and carpets. Electrical work came to around 6 k. Got the house valued after abd valued at just breaking even but I presume house prices are gone up now
