Front wall height

    Just got a garden wall rebuilt at the front of the house i live on corner house in an estate, i went a 2 foot higher because i wrongly thought that i could build up to 2 mtrs now a neighbour has informed me that the height for a front wall is 1.2 metres. Im the end house so im not encroaching on anyones property but there is a road running parrallel to the house, the wall is stepped so its obviously different heights, but at its peak its 1.75m tall. Will i have to take it down or can i apply for retention.

    Yes, max. height is 1.2m, as an exempt development (i.e. without the requirement to obtain planning permission).

    You can apply for retention planning permission.

    Is it expensive to apply for rentention, if someone objects will i have to remove it.

    Technically, yes. Same limit applies.

    There's a strong chance it will be refused. What council area are you in?
    With regards to costs, it's a standard planning application, so newspaper ad, OS maps, drawings and site notice. Also the application fee jumps from €34 to €102.

    Is there any exemption of the 1.2m restriction on a corner house not interfearing with other ppls property. I presume the restriction is there so people dont put up walls that effect their neighbours, but what if there is no neighbours to that side of your property. (Corner house in estate).

    It's worth a punt to send in a retention application and appeal to the board if refused. It wouldn't be unusual for the Board to take a view that this affects no one but yourself and should be granted. Below are a few similar cases that were granted, generally they have no issue with the increase in wall height.
