Selling a House with an extension

    Hi, I would appreciate some advice. I have had a search of boards and of the internet, but I am a little confused, so I am hoping that some of the good members here may be able to help me out.

    My partner is about to put her house on the market. The house has an extension that was built in 1999. Planning permission for the extension was sought and gained. I believe that the house wasn't signed off by an architect, i.e. a certificate of compliance with planning was not obtained.

    The issue is a little muddied because my partner inherited the house after her mother passed away, so there is no one to ask. We only know that planning permission was granted by searching council records! As such, we do not know who the architect is, whether that person is still in practice etc. etc.

    What documentation do we need to obtain? Is it simply a case of getting a copy of the original planning application and an opinion of compliance with planning? Would the planning application list the original architect's details?

    Any help would be much appreciated. Apologies if this has been posted to the wrong board.

    It would help if you could do some of the donkey work and track down the planning file, with drawings, in the council. You may have to pay a small fee to have the file dug up.

    If you can find the original planning drawings/application, you should be able to find the name of the person who prepared the application, and, you could try and track them down.

    If you can't track down that person, at least if you have the planning drawings, somebody else can compare with with what's built, to be able to issue the the Opinion on Compliance with Planning Permission.

    As for the Opinion on Compliance with Building Regulations, that would just be based on a visual inspection (with caveat to same effect).

    For both Opinions, you will need to get an architect, architectural technician, engineer, or, building surveyor to prepare and issue....so maybe start calling a few local ones.
