Can a Landlord increase rent about RPZ if tenant agrees?

    Our landlord is thinking about putting in another bathroom to our house.

    We currently feel that the rent is reasonable and could probably afford an increase.

    To incentivise the landlord to put in the bathroom to the house could we suggest an increase of above the RPZ rules for the next year which is then maintained/ decreased back to the previous level at the next review.

    Are we crazy?

    Do you honestly think a landlord Will increase the rent and then decrease at a later date , chances are he will look for a substantial increase once the new a new bathroom is installed

    I'm of the opinion that not all landlords are greedy profit seekers. We get on well with this landlord he was only going to do it to make our lives easier and as he can't officially raise our rent by an amount that would cover the cost of the work so thought if this will make it happen why not?

    It would be in some sort of written agreement.

    Would a second bathroom not be counted as a substantial improvement and therefore the rules could be got around anyway?

    Refurbishing (retiling etc) a bathroom- would not be considered a considerable improvement- but it would be hard to suggest that adding an additional bathroom was not. I.e. the RPZ rent level could be quashed entirely and the rent reset to market rates (whatever that is)- on putting in a wholly new bathroom (in addition to the pre-existing bathroom)............
