House rewire and new heating system

    Just went sale agreed on a house in Dublin, quantity surveyor says it needs new wiring and at the moment is heated by a solid fuel stanley oven thing so would want that changed is well. Probably change to ESB or gas.
    House is 1000q ft 3 bed only bathroom downstairs.
    Looking for a rough price as on a major budget as there are lots of other jobs to do is well- including new kitchen, bathroom and windows!!

    Say very roughly €3000 +/- €500 depending on spec. Why dont you give a couple of contractors a ring to get an estimate. Go through each room with a fine tooth comb to make sure you know what you want in each room. Just remember that many contractors will price the job competitively and will make thier profit on expected "extras" on the job

    Electrics 3.5k to 5k.
    Installing gas boiler from scratch 3k to 4.5k

    Remember that you can claim back 13.5% vat with the home improvement scheme. All tradesmen must be tax compliant and vat registered for you to be able to get the vat back. You also need to inform the tradesmen before work starts as they need to fill in stuff online with the revenue.
    Also for the gas boiler you may qualify for a sei grant

    The house has radiators already if that makes any sort of difference?

    What sort of extras would they make you buy?

    Extras would be extra work that wasnt agreed to with the original quote. Extra sockets, spots, tv points, external lights etc.
