Does retention preclude you from future applications

    Hi All,
    I just got an FI request, which stated 2 points - the first I'm more concerned about, is that they state the house and boundary do not match what I was granted permission on. As it happens, the house is approx 5 meters away from the drawing - but the site is rural and basically its in the middle of the field - by eye you'd never know. The other thing is the site boundary I submitted (probably foolishly) was the boundary we use, rather than the boundary we could use (i.e. smaller than the original request). 
    Either way, I may have to get retention on this. I'll find out this week, I guess. 
    All I wanted to do was add a garage. It's funny how many people said 'sure, build it away, no one gets planning for a garage' - but I wanted to do it right, and here I am!
    Anyway, long story short: IF someone does get retention for a house, does that mean that they will not get planning again (for a garage in this case)?

    no, in fact its the opposite

    if the council are aware that there is unauthorised development on site (as they do now) then they are legally not allowed to accept a valid planning application for anything else until that authorisation is regularised.

    but once the retention is granted, you are free to apply for whatever you want.

    on the specifics of your application, it sounds like you fenced off an area is smaller than the site area which was originally granted permission on.
    if you still own the extra land, then simply revise the boundaries on any retention application to match the original application. if you dont own the lands around the site, you definitely need planning permission to revise the boundaries to reflect what you won.

    on the house, if the council have determined its not in the same location as originally granted, then youve basically no option other than to apply to retain.
