Friend owed rent by lodger (friend) - ??

    So a mate owns his place and is renting out a room to a mate. She has been living with him for the last 3 years.
    They were mates before she moved in - but v good mates now.
    She lodges the rent into his acc monthly online - not by direct debit btw.
    Anyway he has not been working for the last yr - had not been checking his account as he reckoned he had enough to cover mortgage.
    But recently he started checking his acc as was worried that funds were going low.. and he has only now noticed that there have been months over the last year or 2 that she has not lodged rent (he has not worked out the exact no. of mths yet/amount).

    He would like to approach her about this but he is worried about her being offended - so Q is - how would you advise he best approach it?

    They are v v good mates.. as in they hang out loads.. etc.
    He genuinely feels that there is a valid reason for this - he feels she is v honest about everything else.

    Anyway obviously he has to address it - but is wondering how best to do it without offending her?

    He has to just come out and say it. However the fact he hasn't mentioned it before (whether he noticed or not) has probably made them think it's ok not to pay and that he doesn't need the money. There may well be a parting of the ways if he insists on payment but at least then he can get someone who will actually pay. And going forward he needs to check monthly!

    The way I'd approach it is to say "Mary, I've been checking my bank account and noticed no rent has been lodged since x". See where the conversation goes from there. Take the "what happened?" approach and ask questions rather than come straight out and accuse her of not paying her rent.

    At this stage, not offending his "friend" is the least of his worries. Is he a bit naive? Honest is not the word I'd be using for this particular lady. Opportunistic is more like it. Besides, who in this day and age never checks their bank account?

    He either needs to recoup the money or ask her to leave.
    She has no rights as she's a licencee.

    how can they be genuine very good friends if she is neglecting her rent on a regular basis,given the current rental property disaster she would want to pay up fast or otherwise face the nightmare of looking for alternative acomodation
