New Lease or Part IV

    Signed a 12 month lease last year which is expiring. Are there any drawbacks to signing another 12 month lease (LL has given us one) rather than just staying under a Part IV tenancy?

    Part 4 tenancy can be terminated by the landlord under specific circumstances. A lease rarely specifies such circumstances so should give you greater security.

    Important to note that a lease cannot remove or reduce any of your part 4 entitlements.

    On the downside you will find it harder to end the tenancy before the end of the lease (unless you find an acceptable replacement tenant).
