    There are any number of people offering the service but quality varies dramatically. You want someone whose going to give you a flat floor, not one with humps and bumps in it. And one that doesn't damage surrounding skirtings or duck sanding in those tricky corners.

    The lad I normally use is good but pricey but worth it. He's up to his eyes at the moment so I went for Traditional Hardwoods in Dun Laoghaire after seeing the job they did on a neighbours bumpy floor. Good job done and a little bit cheaper than my usual guy.

    What I've invariably found over the years is that sanders say they can offer this and that colour, but on the day, they turn up with 3 stains: one dark one medium and a laquer to cover an unstained board. This is a bit limited in my view. If wanting a medium colour I'd want a shade or three to chose from.

    If you don't want staining then it's sanding and laquering you're after. You can chose from water based, which doesn't smell as bad and doesn't yellow in the sun. Or the more chemical type which does smell and yellows in the sun over time.

    I've had water based down on my own floor and it gives a nice finish but isn't as tough as the more chemically one.

    Don't go for a gloss finish - it highlights imperfections. Matt is a bit too dull. Satin a good compromise.

    I got a lad to do our parquet floor and he was very good. Talked us out of a more expensive process and left a very good and clean job. I'll get his details when herself gets back (I can't remember him!!).
