Remodel kitchen+dining room, no extension - architect?

    Hi – apologies if this kind of question has been asked hundreds of times on this forum….
    We are hoping to rearrange the dining room and kitchen at the back of our house by removing some walls, moving the kitchen+plumbing/drainage to another side of the room, putting in glass sliders and creating new window openings. Also looking to remodel the garden/patio and have the whole thing done to a high quality finish. Hoping to spend less than 50k. The floor space is about 40 sq m
    However we do not want to build an extension so I am confused about how to design it, get a builder and project manage it. We do want to get the best quality finish but would an architect be the best route given the building required doesn’t seem (to me) to be too challenging?

    We could try and find a builder to do it all but we wanted to get some help on the design and finish and ideally have someone project manage….

    Where are you looking to do this??

    That is a lot of money for an extension and remodel.

    A good builder who works on extensions will usually have either in house design (very basic) or will outsource to a local company.

    Give an example, I worked with a local Mid-lands builder recently who drew up plans for a 30sq.m extension based off house drawings, plans were done in 2D and 3D view. Kitchen was done on a modelling package. whole thing set to cost 30K, including a garden works package.

    Your biggest concern should be about removing the walls. You need to make sure they're not load-bearing walls first, and if they are you will need an engineer to design. Depending on how big you want the glass sliders and new opes to be these may require an engineer's design too.

    Best bet could be to engage an engineer. They could also recommend local builders they've worked with in the past to carry out the works for you too.

    You could get an architect but as it's only internal renovation and no extension and all just internal work a possible cheaper alternative would be an interior designer. They should still be able to manage the new window opes you want (and possible planning permission if the building is protected or the windows are to the front or could potentially overlook someone).
    Spending that much on just an interior will mean you're looking for very high quality fittings, lights, kitchen, etc and therefore attention to detail will be critical. No point spending that much on something if one item just doesn't look right as it will stick out and ruin the whole look. For this reason I'd avoid going direct and talking to a builder or an engineer. You want someone with design flair and a good eye who'll make sure everything is crisp and giving appropriate consideration to materials, junctions and fittings.

    As for any walls that need to be removed you’re architect or interior designer should be able to determine if they’re potentially load bearing and if they are hire an engineer for a few hours to design a solution. At domestic scale it shouldn’t be anything difficult.

    EUR50k is the max - would be happy with 30k of course - quite a lot to do in the garden and hoping to get a garden room at some stage. Its in west Dublin
    Yes I was thinking an engineer for the walls and windows but also hoping to get guidance on finish, colours, materials, kitchen design etc
    Should we be looking for an interior designer, engineer, builder and gardener/landscaper separately?
