    Can anybody tell me if they know of any contractors out there who do shell & core builds ? Not in office or business, more so in the domestic/private area.

    Most will do.
    I seen one extension today priced at €800 per square meter (to give you and idea) in dublin.

    38 square meters, weathered, roofed and pvc windows x2 in. No insulation in walls or roof and no plasterboard. Drainage connected though.

    *square meter pricing is a very crude way to judge by just throwing that figure here to give an idea. My cousin is a contractor and that's what he priced it at today.

    That the ideal world for most contractors

    What have you planned to give a perspective builder in order to help them a achieve a fast track 'in & out' shell & core project in terms of construction drawings, contract, specification etc and simple install of materials (while complying with current building regulations)

    It's possibly 5 houses, I'm leaning more to having the footings & pads done & maybe complete the rest ourselves, just gathering info for now.

    so you're the design certifier and assigned Certifer for building control regulations.

    Responsible for building regulations and HSA, planning compliance etc

    Fare play to you. best of luck selling them

    Not quite.. lol, I'm involved in a co-op house build, so the 5 homes are designated to 5 family's already,
    like I said, I'm just gathering some info for now, looking for the most effective & cost efficient method to complete the build.
    If it goes ahead that is, it's gonna be a long process.

    Multi unit development so you must engage an assigned Certifier.

    As far as I'm aware there is a certifier on board yes.
