Extension to timber frame house

    I am looking at building a shed to the side of a timber frame house, in the area that is currently the side access of the house, and wondering what are my options in terms of construction materials? What is the best (most cost effective) option considering it will not be used as livable space?

    Are my options?
    1) Timber frame
    2) Solid block
    3) Precast concrete
    4) Steel


    Some details:
    * Shed will be attached to the house
    * Render on shed must match render on house (nap plaster)
    * Roof of shed will be used as a balcony
    * Shed will not be livable space
    * There will be no opening from original house into shed
    * There will be a door front and back of shed to allow access from front garden to rear garden.
