    Hi all

Keen to get some advice as the current place i am in may become available to buy at a very decent rate and i wanted to get a good idea on it's potential before putting all my eggs in one mortgage.

Dont want to be seen to be planning a redesign or sizing up the house in any major way due to current ownership structure (long story) but do want to get some idea on planning potential (addition of extension and going into the attic. Also wondered about retaining or conversion of the garage like others have done in this area. Northside of Dublin based.

What would you do in this situation - place definitely needs rewiring and floors. Have kept an eye on prices locally but kinda restricted

Get an architect to call out to advise on potential....what might be able to be done and what the ballpark costs might be.
