Planning Permission

    Hi
    I just got Planning Permission.I am going to do a Self Build in the hope of keeping the cost down and tbh I'm in no real rush at the moment.
    Would anybody be have any suggestions for me before Instart looking for tradesmen etc?
    Any help would be fantastic.

    1. Sort your mortgage first.

    2. Engage a good local building consultant (engineer, architect or technician) and pay them well because you'll be the whole time on the phone to them getting their expert guidance.

    3. Seriously investigate if there will be the saving you think from going self build. I can pretty much guarantee any savings will be completely eaten up and surpassed by delays, VAT, mistakes you make and over-spending on the wrong areas.

    Yes - it would be a good idea. But a QS will only be as good as the detailed drawings you give him/her. There's no point wasting their time with a set of planning drawings.

    So you need to pay your consultant for construction drawings and specification. These are vital regardless of self build or not but there's still people out there who think you can just fire a set of planning drawings at the nearest blocklayer and it'll all be grand.

    Also once you get your construction drawings, details and spec together and get your QS to price it you have to stick to the plan - this is where most self builders to wrong. They get in the door of the hardware shop and they're like a kid in a sweet shop buying every bit of tat they see. When you sign a contractor up to do the job he'll buy only what you tell him to and if you make changes you'll see the overall cost of the project increase rapidly. You'd be surprised how that can keep a budget in check.
