Planning Expired

    I'm looking at possibility of buying a site to build that had planning approved in 2004. As that planning is now expired will i have to start from the beginning or can it be renewed?

    Any help appreciated.

    First question to ask is if the planning application was extended.
    If it wasn't, then you have to start again.

    Problem is that the new design will have to comply with current development plan standards. I.e. What got permission in 2004 may not get permission today.

    Yes planning has long since expired and no guarantees a new one would be granted as a lot has changed in the meantime. Seek local advice.

    Any idea if full costs for planning have to be paid if planning refused?

    Planning application fees? Yes. It would only be €65 for a house

    Don't forget the costs for drawings, surveys, newspapers, maps etc
    These would be payable to your agent and would be non refundable.
