Looking for a second opinion on a planning application?

I wonder if anyone could help us here. We have a planning application that is being recommended for refusal and we have extended the date. We have spent a lot of money on this application and will have to spend more on further information. I feel that we are wasting all the money we have chasing this. PM me if you are interested in having a look. The planners report is online.

    I'm confused.

How is the planners report available for viewing if a decision hasn't been made?
Is it at "further information" stage currently?
Have you extended beyond the six months usually set for further information?

I'll have a look if you want to pm the planning ref number and the county.

I can look too if you send app number and council, just went through similar over the past year and came out on the good side last week

My opinion would be: the two biggest issues are the access (safety issue) and the need for a house in the area. Just say the application is refused by council and you wish to appeal with an bord pleanala they will not overturn the councils decision if both these issues are in question ( if the council refuses it and you appeal it you have to leave as is, you cannot modify your entrance at this stage)
