How to end a tenancy after a year lease

    Hey folks,
    In a position where landlord wishes to sell the house ive been renting for 11 months. I have a years lease which will end at the end of August. Landlord mentioned that I could remain in house until it sells in a few more months but that he'll also be raising the rent for this period by 4%.

    I'd rather move and have more certainty about my living arrangements instead of constantly living in expectation of notice of termination or whatever the legal term for it is.

    My question is, what do i need to do to end the tenancy at the end of the lease period?

    Do I need to serve notice to landlord that I intend to leave (i would imagine yes) and if so, what is the period of notice i need to give him and when can i give this notice.

    From a quick look at threshold, it says 35 days if between 6 months to a year which im currently falling into but can i serve that notice now? Or do i need to wait until the lease ends at which point ill fall into the next notice period range.

    You just serve the correct notice, ideally by letter, keep the LL on side though as it may take longer than you think to find a new place.

    So for example, if i served notice today, I could leave in 35 days from now assuming 35 days from now would fall after the 1 year lease?

    That I don't know but I doubt it. You may also find you fall into the next bracket on notice for >12 months.
