House purchase but septic tank needed. Any idea on cost?

    I have made an offer on an old property on the main street of a town needing a full refurbishment ie new wiring, heating installed etc. It is 3 bedroom and one bathroom (although we are hoping to add an ensuite) circa 1300 ft

    We put in an offer 2 weeks ago but have not had it accepted as the sellers solicitors have come back saying there is an issue with the drainage system that needs to be rectified before the sale.

    The property was a large building seperated into two dwellings and the plumbing from mine has been linked to the other, then on to the mains. This is not over the legal right of way and therefore needs to be sorted before the sale.

    An engineers report has reccomended that a septic tank be installed in the back garden (substanstial at approx 90ft) but i was wondering what this may cost and is planning permission needed? Or general thoughts from others with more experience or knowledge.

    Would permission be even granted for a septic tank? Line up your ducks before you purchase or you could have years of anguish and be impossible to sell afterwards.

    On main street of a town.


    Why not join onto the towns sewerage system ?
    It's more than likely out the front.

    Get accurate quotes on everything before purchasing.
    Very strange the seller's solicitor put a hold on it, but fair play to them.

    It's actually your solicitor and engineer who should have spotted it. !!

    I would actually wonder about the title too, as all necessary work to convert one house into two obviously hasn't been adhered to.

    Heard back from an engineer. We do need planning and because a river runs near the property we need a water waste treatment system rather than a septic tank!

    Is there really no sewer on the street?

    It all sounds very complicated and expensive. It isn't just a once-off cost.
